Accommodation policy

Guidelines and General Conditions

1. Prices and stays: The rental price is in Euro. Households (electricity, gas, water, air conditioning, WI-FI internet connection and bed linen) are included. The price does not include the guarantee deposit and any other customer request.

2. Reservation:  Reservations and requests for a quote can be made from the website www.vilavivaio.com ,by calling the listed numbers, or by sending an e-mail to the address. All the reservations have to be combined with the personal data of all guests. The balance of the entire price of stay will be required upon delivery of the premises. All main payment methods are accepted (debit cards, credit cards, and cash up to a maximum of Euro 1,000.00). It is possible to pay in advance the entire price of the stay.

When booking your stay

  • immediate deposit in the amount of 20% of the total price of the stay
  • 80% of the additional payment is withdrawn from the client’s card 60 days before arrival for the stay
  • reservation of stay 70 days before arrival and less – immediate payment 100%

3. Cancellation fees: the fees applied in case of cancellation of the stay are illustrated below:

  • 61 days or more before arrival – 20% deposit cancellation fee
  • 60 days or less – 100% cancellation fee
  • When booking a stay /NON REFUNDABLE RATE – 7% discount/ – immediate payment in the amount of 100% without the possibility of canceling the reservation.The full cost of the booked stay will be charged in case of late arrivals or early interruption of the stay.

4. Modification of reservation: The management will try to satisfy the modifications of reservations already confirmed. If it is not possible, the request will be considered CANCELLED and it will be regulated through the abovementioned conditions.

5. Suddenly unavailability of the accommodation: If causes of force majeure prevented the availability of rooms, the management reserves the right to be able to assign another accommodation with similar or higher features at the same price or, in extreme cases, to cancel the reservation, reimbursing the full amount paid, without that further claims for damages can be made for any reason.

6. Arrival of the guest and payment: Check-in is guaranteed by 4.00 p.m. Upon arrival, a deposit of Euro 500.00 will be requested to the guest. This sum will be refunded at the end of the stay. During the check-in, it is mandatory, for each guest, including children of any age, to present the ID document (Passport, Identity Card or driving license). It is forbidden the entrance to the room by unauthorized persons. Guest will have reserved use of the room’s keys, however in exceptional cases; the property reserves the right to take over the room. It is the guest’s duty to keep the keys carefully.

7. Refusal or removal of the client: The entry in the structure can be refused to the guest in the following cases:

  • discrepancy of the data provided during the booking;
  • missed payment of the balance due or of the guarantee deposit;
  • lack of documents

The management may request the removal of the client in the event that during the stay any replacement of a person will occur. The property cannot be subleased to third parties. If this circumstance will occur, the penalty will be the termination of the contract.

8. Departure: The check-out must be between 8.00 and 11.00, in order to allow the reorganization before the arrival of new guests. However, guests can store their baggage in a room reserved to the management, closed without any liability. For departures outside the established hours, and in the event that the good condition of the room cannot be verified, the management reserves its checks afterwards and the guarantee deposit will be refunded by bank transfer.

9. Claims: For any complaint, the guest must contact the Manager responsible for the structure, who will work to solve the problem, in the time and at the conditions possible and necessary. Any claims for refund must be communicated in writing and transmitted to the owner. In the absence of such communication, the guest who leaves the accommodation before the scheduled date will lose any right to refund. The owner is not responsible for injuries, theft, or damage to persons inside the property.

10.  Additional terms: The owner of the rental agreement is responsible for the property taken into management and he responds directly in case of damage due to improper use of objects and equipment. It is forbidden to smoke inside the room, in order to guarantee and protect non-smoking guests. It is also forbidden to throw objects inside the toilet to avoid obstructions in the pipes. It is a good idea to make sure that you do not leave lights on and open water taps to ensure an eco-friendly stay.

11.  Room Facilities: Each room is equipped with sufficient facilities and accessories for the number of guests booked. At the time of taking over, the guest is required to check for any malfunctions and missing items in the equipment.

12. Cleaning and maintenance: The apartment will be delivered clean and working, therefore each guest is invited to return it in the same conditions. The guest is responsible for cleaning the kitchenette, emptying the fridge and removing waste. In case of default, a cost of € 25.00 will be charged.

13. Bed linen and towels: Each room is equipped with bed linen and towels for the number of guests booked. Up to two weekly changes are possible upon request. The cost for bed linen and towels is € 15.00 per person and per change.

14.  Good neighborhood: The guidelines of Vila Vivaio holiday house and the Municipal Police rules require silence in the evening time slot between 10.00 pm and 8.00 am, and in the afternoon between 2.00 pm and 4.00 pm. However, at any time, behaviors that cause disturbance to other people should be avoided.

15. Pets: Pets of any size are not admitted in the structure.

16.  Pool rules

Please read these rules before using the pool:

  • You can access the pool from 9.00 am to 8.00 pm.
  • No lifeguard on duty.
  • Children must always be accompanied by parents and scrupulously assisted. The Management declines all responsibility.
  • Bathrobes, bath towels are available in your room.
  • It is mandatory to take a shower before entering the water and wearing the cap. It is forbidden the access to the pool with clothes.
  • According to the law, shower and bath without swimsuit are forbidden. Children under 4 must wear the appropriate sanitary napkin for entering the pool.
  • It is forbidden to dive
  • It is forbidden to run, play noisy games and occupy the
    deckchairs if you are absent.
  • All pool equipment must be used with care and attention. Any damage caused by the guests must be refunded.
  • Access to the pool is not permitted for people with contagious diseases, injuries or open wounds.
  • It is forbidden to smoke and it is not possible to eat or drink. It is compulsory to use the appropriate waste bins and to maintain the cleaning.
  • It is forbidden to introduce dogs or other animals.
  • It is forbidden to use balls, tennis rackets and any other sports accessory.
  • It is forbidden to use fins and masks and to introduce floating objects and air mattress.
  • Please use a moderate and quiet tone of voice and limit the use of the mobile phone by using a silent mode’s ringtone, in order to not disturb the other guests.
  • It is forbidden to have bad behavior. It is prohibited the access to people in a state of inebriation or under the influence of drugs. The management is authorized to remove unwelcome persons if it perceives behaviors not suitable for the safety of the guests
  • The Management declines any civil and criminal liability for objects or values left in the pool and for any accidents caused by guests to themselves and to third parties as a result of failure to comply with the abovementioned rules.
  • The Management is not responsible in any way for any accidents, injuries, or anything that may occur to swimmers for their behaviours attributable directly to them, especially if as consequence of the violation of these guidelines.
  • Staff service is authorized to intervene at any time to require the compliance with this rules.
